13th Floor Homes Acquires 120 Acres in Delray Beach, Florida, for new Active Adult Community

DELRAY Beach, FL–13th Floor Homes, the homebuilding division of Miami-based 13th Floor Investments, has closed on the purchase of approximately 120 acres of land in Delray Beach, FL, with plans to break ground on Delray Trails, a new 55+ active adult community.

The 436-home gated development, which will be built on the former site of the Villa Del Ray Golf Course at 6200 Via Delray, will include a mix of new single-family homes and villas. Development of Delray Trails is expected to begin over the next few months, with completion of the community’s first homes slated to start delivering in 2021.

The announcement follows unanimous approval and overwhelming support from the neighboring Palm Greens community, another 55+ residential development situated adjacent to the property. 13th Floor Homes worked closely with Palm Greens to craft the now approved development plan for the repurposing of the former golf course.

“This was a truly collaborative effort among numerous stakeholders with all parties working in good faith towards a mutually beneficial outcome,” said Landon Massel, Director of Acquisitions for 13th Floor Homes. “After spending the better part of three years collaborating with Palm Greens, Palm Beach County, and various other stakeholders, we look forward to the development of Delray Trails and all it has to offer the neighborhood’s new and existing residents.”

Delray Trails will include a 10+ acre newly built recreation campus featuring resort-style pools, tennis, pickleball, bocce and shuffleboard courts. A new first-class clubhouse on the campus will house a billiards room, café, library, fitness center, multiple card rooms, and more. Community features will include new lakes and canals, Florida friendly landscaping, pocket parks and gardens, and walking trails. 13th Floor also plans to include large buffer areas between the Palm Greens and Delray Trails developments and improve community-wide infrastructure and drainage systems.

We feel much more confident in the future of our community now that we have a clear path forward.”

Delray Trails’ 436 residences are comprised of 164 single-family homes and 272 villa residences. Surrounded by lakes and landscaped buffers, the gated development will provide a quiet retreat from the hustle and bustle of urban life while still being close to the major activity and entertainment centers in Palm Beach County. More than half of the project will remain as open space, with a three-mile landscaped walking trail winding through it.

Delray Trails’ sister active adult community, Avalon Trails, is currently nearing completion of its first homes, where 13th Floor Homes is currently offering 217 single-story villas. The developer will host a grand opening of the community’s model homes at 14800 Cumberland Drive from 11:00am to 4:00pm on Saturday, March 28. The event will be open to all prospective buyers and will include food, live entertainment and guided tours of designer-decorated model residences that will provide a sneak peek at the new community’s lifestyle.

Delray Trails is 13th Floor Homes’ newest community in South Florida. Among the firm’s other recently completed developments are the 253-home Central Parc and the 239-home Manor Parc single-family home communities in Tamarac in Broward County. Also in Tamarac, 13th Floor Homes is nearing sellout of its 214-home community, Hidden Trails. In Palm Beach County, 13th Floor Homes is also developing single-family homes at the 500-home Arbor Parc community
