MorningStar, Confluent Break Ground on 103-Unit Community in Kansas

LEAWOOD, Kan. — MorningStar Senior Living and Confluent Development have broken ground on a 103-unit assisted living and memory care community in Leawood, about 10 miles southwest of downtown Kansas City.
MorningStar Senior Living of Leawood is planned as a two-story, 104,857-square-foot community on 4.1 acres at 13651 Nall Ave. The project will include 73 assisted living apartments and 30 memory care units.
The community is scheduled to open in 2028. Planned amenities include indoor and outdoor dining areas, a salon, fitness and therapy space, a bistro and bar, theater and chapel space, a library, art studio, grilling area, putting green and a 5,000-square-foot butterfly garden. The community also is expected to include technology intended to support resident wellness and fall prevention.
MorningStar said the project represents its 16th joint venture with Confluent and its first community in Kansas.
The project team includes Rosemann & Associates as architect, Aneka Interiors as interior designer and Russell as general contractor. Texas Capital is providing financing.
Denver-based MorningStar develops, owns and operates senior living communities offering independent living, assisted living and memory care. The company said its portfolio includes more than 40 properties and more than 5,000 units under management or development in 12 states.
Confluent Development is a real estate investment and development firm active in senior housing, industrial, office, retail and mixed-use projects.
