Watermark Retirement Communities, Worldshine Partner on Md. Development

October 23, 2026

PLANO, Texas — Watermark Retirement Communities and Maryland-based senior care provider Worldshine have announced a partnership to develop and operate a new senior living community in Gaithersburg, Md.

According to a news release, the approximately 425-unit community is planned as a two-phase development that will offer independent living, assisted living and memory care. The project is intended to address growing demand for senior housing in the region, with residential options that span multiple levels of care.

The first phase is expected to include independent living, assisted living and memory care residences. Planned amenities include multiple dining venues, fitness and wellness facilities, a spa and salon, arts and cultural programming spaces, a theater, indoor pool and outdoor gathering areas.

The companies say the partnership combines Watermark’s senior living management and operating experience with Worldshine’s existing senior care services in Maryland.

“Worldshine and Watermark share a common vision: creating vibrant communities where older adults can thrive physically, emotionally, intellectually and socially,” said Paul Boethel, CEO of Watermark Retirement Communities.

Worldshine CEO Qili Li said the partnership will draw on Watermark’s senior living experience and Worldshine’s established presence in Maryland to develop a community offering residential care, wellness services and hospitality amenities.

Watermark Retirement Communities manages senior living properties across the United States and has more than 35 years of industry experience.

Founded in 2014, Worldshine operates senior care programs and adult medical day care centers in Germantown, Beltsville and Frederick, Md. The company says its programs have served more than 1,000 older adults since its founding.
