MorningStar, Investcor and EOS Break Ground on 117-Unit Community in Arizona

SAN TAN VALLEY, Ariz. — MorningStar Senior Living, Investcor Development and EOS Residential Investors have broken ground on MorningStar at Creekside, a 117-unit assisted living and memory care community expected to open in 2028.

The two-story, 94,810-square-foot community will be built on 5.93 acres and include 89 assisted living apartments and 28 memory care units.

The project is at 37587 N. Prescott Court, across Combs Road from the Encanterra master-planned community. The site is near retail businesses and Banner Ironwood Medical Center.

Planned amenities include indoor and outdoor dining areas, a salon, fitness center, game room, library, landscaped courtyards and a dog park. The companies said the community also will use technology intended to support resident wellness and care.

Investcor Managing Partner Justin Hobson said the company acquired the property several years ago and cited continued demand for senior housing in Phoenix’s Southeast Valley. EOS Principal Andrew Tublin also pointed to demographic growth and demand for care in the market.

Amegy Bank is providing senior construction financing for the project.

MorningStar develops, owns and operates more than 40 senior living properties representing more than 5,000 units under management or development across 12 states. The company offers independent living, assisted living and memory care.

Austin-based Investcor was founded in 2008 and has focused primarily on senior living development since 2016.
