Braemar at Montebello Celebrates “First Floor Rising” Milestone to Mark Completion of Foundations

MONTEBELLO, NY — FilBen Group, RSF Partners, McAlpine Contracting, and H2M Architects + Engineers recently celebrated the “First Floor Rising” event, marking the completion of foundations and the beginning of the above-ground construction phase for Braemar at Montebello, a new 200-resident, four-level luxury assisted living residence located on 6.2 Lower Hudson Valley acres.
“We celebrate an important construction milestone for the new Braemar Montebello community,” said Richard Filaski, Managing Director of FilBen Group. “We expect senior residents of Rockland County, the Lower Hudson Valley, as well as the greater New York area and northern New Jersey, to be attracted to the active lifestyle and luxurious amenities that this community will offer.
“Because of the location of the future building on a sloping site, which will offer breathtaking views to the residents, the project presents several technical and logistical challenges to the construction and design team,” said McAlpine Vice President John Nolan. “For example, construction of foundations and the structural system will proceed in a phased, staggered manner to accelerate the schedule, while addressing access and site engineering complexities.”
The owner/developer is a partnership between FilBen Group and private equity firm RSF Partners.
The 200 residential units will include private, one-person studio units and two-bedroom, semi-private “Friendship” units. The private units feature kitchenettes and private baths, while the Friendship units share a kitchenette and bathroom. All kitchenettes and bathrooms are barrier-free and include roll-in showers.
Braemar at Montebello will feature active outdoor resident areas and hiking paths will span the grounds. Inside, a 1,200-square-foot pub and game room will offer lounge seating, game tables, a fireplace, and televisions, while additional shared spaces include a billiard room, café, business lounge, general store, arts and crafts room, family lounge with an adjacent kids’ room, beauty salon, and a coffee shop. A library, cinema, chapel, fitness center, and wellness center, replete with an exam room, complement the community.
A large number of common spaces will encourage social interaction and provide residents with many options for entertainment and engagement; the family room and kid’s room will allow residents to include their families in their lifestyle.
Lectures and other special events, some of which will be open to outside attendees, will connect Braemar residents to the neighboring community. The nearby Montebello commercial center will offer residents access to retail, entertainment, dining, and medical services, and the property also neighbors the Good Samaritan Hospital.
“The interior design inspiration came from the environment, including the water and proximity to the Hudson River and lush greenery of the various local state parks,” stated FilBen Group Manager of Development Jessica Cotellese. “The intent is to create a visual landscape connecting all the elements — the environment, community, and the residents.” Residences are designed to be bright and welcoming with large windows that will provide natural light and expansive views.
Braemar is a brand of FilBen-owned and operated senior living communities, including the previously opened Braemar at Medford in Medford, NY, and The Braemar at Wallkill in Middletown, NY. The Montebello community will be the third Braemar-branded residence when it opens in 2024.
