Fitch Affirms Kendal at Oberlin’s A+ Rating, Stable Outlook

OBERLIN, Ohio — Fitch Ratings has affirmed Kendal at Oberlin’s ‘A+’ Issuer Default Rating with a Stable Outlook, marking the sixth consecutive year the life plan community has held the rating.

Fitch cited Kendal at Oberlin’s market position, operating performance and liquidity, along with its affiliation with The Kendal Corporation and Oberlin College.

The community’s independent living occupancy has averaged 96% over the past five years, supported by a substantial waitlist and residents drawn from a broad geographic area. Kendal at Oberlin is affiliated with The Kendal Corporation, a network of 10 life plan communities across eight states.

“This achievement is a testament to the hard work and dedication of our entire community,” said Seth Vilensky, CEO of Kendal at Oberlin. “It reflects the thoughtful stewardship, collaboration and shared commitment that allow us to remain financially strong today while continuing to invest in our community’s future.”

Fitch also cited Kendal at Oberlin’s financial position. The community held approximately $58.7 million in unrestricted cash and investments at the end of 2025, equal to 988 days cash on hand. Maximum annual debt service coverage was 3.5 times, according to Fitch.

The rating incorporates Kendal at Oberlin’s planned 16-unit independent living expansion, a fully presold $17.7 million project expected to begin construction in the fourth quarter of 2026.

Fitch also noted the community’s relationship with Oberlin College. Residents may audit classes and use the college’s libraries, athletic facilities and cultural programming. Approximately 40% of current residents have a prior connection to the college, and residents have come from 42 states.

Kendal at Oberlin is a nonprofit life plan community in northeast Ohio offering independent living, assisted living, memory support, skilled nursing and short-term rehabilitation.
