MorningStar Opens 76-Unit Independent Living Expansion in Pasadena
October 5, 2026
PASADENA, Calif. — MorningStar Senior Living and The Ovation Group have completed a 76-unit independent living development at MorningStar of Pasadena, expanding the existing assisted living and memory care campus.
The five-story, 89,382-square-foot building at 995 S. Fair Oaks Ave. opened with a ribbon-cutting ceremony Oct. 1 attended by more than 100 prospective residents and family members, project partners, city officials and local business representatives.
The expansion includes indoor and outdoor dining venues, a pool and spa, fitness center, club room and rooftop terrace overlooking the San Gabriel Mountains. The property also features underground parking and two-bedroom floor plans.
“Expanding our Pasadena campus to luxury independent living underscores our dedication to elevating the standard of senior living in Southern California,” said Ken Jaeger, founder and CEO of MorningStar. “The overwhelming interest we’ve received speaks to the strong demand among seniors who want to remain in the local neighborhood, close to family and friends, while staying engaged in vibrant community.”

KTGY served as architect for the development, designing a ground-floor connection between the new independent living building and the existing assisted living and memory care community at 951 S. Fair Oaks Ave. The connection allows the two buildings to function as a single campus, offering residents access to multiple levels of care.
“As we think about the future of senior living, design has an increasingly important role to play in supporting residents’ physical, social, and emotional well-being,” said Ben Seager, principal at KTGY. “Thoughtful environments can encourage residents to stay active, build meaningful connections, and engage with their community. At MorningStar of Pasadena, we brought that philosophy to life through indoor and outdoor amenities that foster resident connection.”
Snyder Langston was the general contractor, and Aneka Interiors provided interior design services.
MorningStar assumed management of the existing Pasadena assisted living community in 2020. In 2022, MorningStar and Ovation completed a major renovation that included the addition of dedicated memory care. The existing building now offers 146 apartments.
Based in Denver, MorningStar develops, owns and operates senior living communities offering independent living, assisted living and memory care. Its portfolio includes more than 40 properties representing more than 5,000 units under management or development across 12 states.
