The community encompasses +/- 24,000 sq. ft. on a +/- 2.6 acre lot, offering 40 units and 48 operational beds. Some units offer a private enclosed patio, and all units include a kitchenette. The community is highly visible in the surrounding neighborhood, as it is adjacent to Pflugerville Health Care Center and Pflugerville Middle School.

Pflugerville is located in central Texas, approximately 16 miles northeast of downtown Austin. Major roadways providing access to the community include Interstate 35, Highway 130 and Highway 45.

The Seller is a local partnership looking to exit the seniors housing sector. The Buyer is a regional owner-operator based in Fort Worth, Texas.
