United Church Homes Completes RAD for PRAC Conversion to Preserve Affordable Housing for Seniors

Capitolstationapartments 0325INDIANAPOLIS, IN — United Church Homes, a nonprofit senior living organization, has announced in a press release the successful completion of a Rental Assistance Demonstration for Project Rental Assistance Contract (RAD for PRAC) conversion at Capitol Station Apartments, a 50-unit senior housing community in this Midwest metropolis. This ensures the long-term preservation and enhancement of affordable housing for low-income older adults.

The RAD for PRAC program, administered by the HUD Office of Recapitalization in partnership with the HUD Office of Multifamily Housing, enables Section 202 PRAC properties to convert to Section 8, unlocking new financing opportunities for essential rehabilitation and modernization. By participating in RAD for PRAC, United Church Homes was able to secure critical funding to revitalize Capitol Station, ensuring its sustainability for years to come.

“For more than four years, this project has been in the works, and today, we can confidently say that the true beneficiaries of this effort are the residents of Capitol Station,” said UCH President/CEO Ken Young. “This program has allowed us to reinvest in the property and enhance the quality of life for older adults who depend on affordable housing. We remain committed to preserving and expanding access to affordable housing, ensuring that our most vulnerable have a safe and supportive place to call home.”

The 4 percent Low-Income Housing Tax Credit RAD for PRAC rehabilitation at Capitol Station includes work to modernize and improve the property’s safety, accessibility, and energy efficiency. UCH will invest over $120,000 per apartment to upgrade critical infrastructure while also enhancing residents’ daily living spaces. These improvements include HVAC system replacements, accessibility modifications, energy-efficient upgrades, and new electrical and plumbing systems, along with extensive interior renovations such as new flooring, cabinetry, appliances, and fully updated kitchens and bathrooms.

The completion of the Capitol Station RAD for PRAC conversion underscores UCH’s commitment to housing preservation strategies and ensuring that older adults can age with dignity in quality, affordable homes.
