Alliance Residential Plans $3 Billion Expansion of Holden Senior Housing Brand
October 14, 2026
SCOTTSDALE, Ariz. — Alliance Residential Company plans to expand its Holden senior housing brand with a $3 billion development pipeline over the next three years, targeting independent living, assisted living, memory care and active adult communities across coastal, Sunbelt and Midwest markets.
The expansion builds on nearly a decade of senior housing development experience for Alliance, which operates in 39 metropolitan markets across 18 states. The company plans to work with regional senior housing operators to develop communities tailored to individual markets.
Alliance cited rising occupancy and limited new construction as factors behind its expansion plans. According to NIC MAP data referenced by the company, senior housing occupancy has exceeded 90%, its highest level since 2007. Annual construction starts have fallen to approximately 10,000 units, compared with projected demand for more than 100,000 units annually as the oldest baby boomers reach age 80.
“After several years of limited new supply and steadily rising demand from an aging population, we believe this is an exceptional time to invest in senior housing,” said Jay Hiemenz, chairman and CEO of Alliance Residential. “Holden lets us meet that demand with communities built to the same high standards Alliance builds, by partnering our platform with the best regional operators to deliver a truly tailored experience for residents.”
The planned communities will incorporate features such as dining services, wellness programming, amenity spaces and smart-home technology, with services provided through regional operating partnerships.
“We’ve spent nearly 10 years refining our senior housing product and services to feature what residents value most,” said Dale Boyles, managing director of senior housing at Alliance Residential. “Now we’re bringing that experience to a wider set of markets across our footprint.”
Headquartered in Scottsdale, Alliance Residential develops, builds and acquires multifamily and senior housing communities. The company operates through 17 regional offices and maintains several residential brands, including Holden, Broadstone, Silveray and Prose.
