Senior Living Hospitality Group Announces Management Transition for Pair of Communities
March 20, 2025

BRIDGEPORT and SOUTHBURY, CT — Senior Living Hospitality Group has announced in a press release that it is now the manager of record for one senior living community in each of these Connecticut cities. Senior Living Hospitality Group, a new local organization, was formed by the team that has been overseeing 3030 Park in Bridgeport and East Hill in Southbury for many years. This team previously operated as part of Arizona-based Watermark Retirement Communities.
For the residents and families of 3030 Park and East Hill, the transition to Senior Living Hospitality Group ensures continuity in management and operations. All community employees will remain in their positions, as will the leadership team of President Frederick Zarrilli, COO Joan King, and Senior Vice President Samantha Nook, each with more than a decade of leadership experience within these communities.

“We are thrilled to bring an even greater degree of local perspective and insight as we continue investing in the future of our beautiful, vibrant communities,” said Zarrilli. “This transition is the latest step in delivering on our mission of providing our residents and families with a value proposition and customer experience that is unmatched in our marketplace.”
The management transition involves no change in the communities’ ownership or financing. Senior Living Hospitality Group’s appointment as manager has the full support of 3030 Park’s and East Hill’s ownership group, the prior manager Watermark Retirement Communities, and National Health Investors Inc., which has provided the communities’ long-term lease financing since 2016.
Senior Living Hospitality Group manages senior living communities, including continuing care retirement communities that offer independent living, assisted living, memory care, skilled nursing, and rehabilitation services.
3030 Park is a CCRC on a 14-acre campus located on the Bridgeport/Fairfield line. Residents come from throughout southern Fairfield County, including Connecticut’s “Gold Coast” shoreline communities and beyond. The community’s centerpiece is an architecturally significant 10-story tower featuring 196 independent living apartments, six private cottage residences, and a two-story health center that accommodates 26 assisted living residents and 13 memory care residents. It also includes a 23-bed, private-unit skilled nursing facility and rehabilitation center.
East Hill is a CCRC located in Southbury on 55 wooded acres atop a hill overlooking the Pomperaug River Valley. The community’s residential buildings, connected by covered bridges, include 130 independent living apartments — each with a private patio or balcony — along with 51 assisted living apartments, 14 memory care studios, and a 34-bed skilled nursing facility and rehabilitation center.
