The Waters is Developing a New Senior Living Option in Pewaukee

Seniors will soon have a new residential option in the heart of Pewaukee, Wisconsin. Construction is underway on The Waters of Pewaukee, which is a 5-minute drive from Lake Pewaukee and a 20-minute drive from downtown Milwaukee.
A ceremonial groundbreaking will be held on Wednesday, October 20, 2021, beginning at 10:30 a.m. The site is located at W239N2492 Pewaukee Rd, Waukesha, WI 53188. Several representatives from The Waters’ corporate office are planning to attend and Pewaukee’s Mayor, City Council members and city staffers involved in the project have been invited to attend as well.
Construction of the luxury senior rental community, which is being built on a 24-acre wooded site off Pewaukee Road, actually began back in May. It will be The Waters’ second community in Wisconsin. The Waters of Oak Creek is a 40-minute drive away.
“There will be 161 individual homes spread across a beautiful, wooded campus with mature trees and plenty of walking paths,” said John Hunsicker, Senior Vice President of Capital Markets & Development at The Waters. The company is an owner, operator, and developer of distinctive senior living communities based in Minnesota, and known for creating living and working experiences centered on health, wellbeing and hospitality.
The majority of the housing will consist of 115 apartments within a 3-story senior living apartment building. Attached to it will be a single-story building with 16 studio apartments for people who require memory care.
In addition, there will be 15 twin homes—a total of 30 independent living cottages—spread around the campus. These homes are designed for independent seniors who are transitioning from private homes, yet still want their own garage, yard and deck. The Waters of Pewaukee is expected to begin welcoming its first residents in early 2023, and the cottages may be available earlier.
“More and more these days, people want to be part of a community that provides a sense of belonging. Once they find one that is a good fit, they don’t want to leave and this concept allows residents to age in place,” said John Hunsicker.
“The property this community is being built on was sold to us by a family who expressed how happy they are to be playing a role in bringing this type of senior living community to the city. We’re so thrilled to bring The Waters of Pewaukee to seniors living in this area,” said Tami Kozikowski, CEO and President of The Waters.
The project’s general contractor is Continental Building, which has offices in Pennsylvania and Ohio, but works on projects throughout the United States. The Waters of Pewaukee will be the third community the company has built for The Waters.
Equity partners include Senior Care Communities, Inc. and an institutional investor.
The Waters of Pewaukee will be the 13th community owned and operated by The Waters Senior Living LLC, a Minneapolis, Minnesota-based owner, operator, and developer of distinctive senior communities. The Waters has nine communities in Minnesota, two in Pennsylvania, and one already existing in Wisconsin.
