RoseVilla Plans 97-Home Expansion with Assisted Living, Sustainability Focus

PORTLAND, Ore. — RoseVilla Senior Living plans to add 97 independent and assisted living residences as part of a campus expansion that will also introduce the nonprofit life plan community’s first licensed assisted living neighborhood and expand its emergency infrastructure.
The project includes Mahonia EcoHomes, RainWood Lofts and a new facility operations center that will serve as a Resilient Operations and Sustainable Energy, or ROSE, Hub. The new residences are designed to meet a zero-energy standard or better.
“We are moving closer to achieving two long-term goals with this expansion: becoming the most sustainable and resilient senior living organization in the country and doubling the number of people we serve by 2030,” said RoseVilla CEO Glen Lewis.
Mahonia EcoHomes will include 12 independent living homes, a 7,700-square-foot wellness center and restored oak savanna habitat. RoseVilla plans to pursue full Living Building Challenge certification for the neighborhood. Presales opened Sept. 14, and the company expects construction to begin in spring 2027 and completion planned for early 2029.
RainWood Lofts will include 54 independent living loft homes and 31 assisted living apartments. The mass timber residential building will bring licensed assisted living onto RoseVilla’s campus for the first time. Planned amenities include creative arts and wellness spaces, a theater, woodshop, studios, salon, expanded dining and an art gallery. Presales are scheduled to begin in October, with construction expected to run from spring 2027 through early 2029.
RoseVilla also has begun construction on a 3,500-square-foot facility operations center designed to provide solar power and emergency water during outages. The building will include three 5,000-gallon rainwater tanks and is expected to be completed in spring 2027.
The expansion is part of RoseVilla’s long-term resiliency strategy, which includes reducing energy and water use and preparing the campus for extreme heat, wildfire smoke, severe storms, power outages and earthquakes. RoseVilla said 32% of its residences will meet a zero-energy standard or better once Mahonia and RainWood are completed.
Green Hammer Design + Build is the design-build partner for Mahonia and the ROSE Hub. Hacker Architects is designing RainWood, with Lease Crutcher Lewis serving as general contractor.
RoseVilla is a nonprofit life plan community on a 25-acre campus at 13505 SE River Road in Milwaukie, Ore., about seven miles from Portland. It offers independent living, supportive living and in-home care.
